Sault Ste. Marie, Ontario Sault Ste. Marie (pronounced Sue Saint Marie) is the third largest city in Northern Ontario, located on the St. Marys River, as well as being the seat of the Algoma District. Sault Ste Marie has been seeing a trend similar to other Northern Ontario municipalities—a decline in population. With a 2006 population of 74,948, this figure is a visible drop compared to approximately 84,000 in the early 1990s. Conversely, the city’s census agglomeration has seen a slight increase in population with 80,098 in 2006 from 78,908 in 2001. The city’s census agglomeration consists of: Laird, Prince and Macdonald, Meredith and Aberdeen Additional and the First Nations reserves of Garden River and Rankin.
There is a large steel manufacturing industry in Sault Ste Marie, particularly Algoma Steel which is the largest employer. Forestry is also a major industry with St. Mary’s Paper being a major player. The newest major industry emerging in the city involves call centres. There are five call centres in the area, making this industry one of the largest employers as well.
Several post-secondary institutions can be found in Sault Ste Marie. The city is home to Sault College, and Algoma University College.

As of June 23, 2008, your REALTOR® will have to ask for identification, as in picture I.D. In June 2007, the federal government approved amendments to regulations under the Proceeds of Crime (Money Laundering)and Terrorist Financing Act (PCMLTFA). The amendments, which come into effect on June 23, 2008, are designed to broaden the scope of record keeping and reporting requirements. This means that real estate salespersons and brokers will have new obligations under the PCMLTFA.
Requirements as of June 23, 2008 will include a receipt of funds record for all transactions regardless of the amount of funds received (unless funds are received from a financial entity or public body). In addition, a client identification record will be required to be completed with respect to every purchase and sale regardless of the existence of a cash deposit. Salespersons and brokers will be required to verify and record the identification of each client involved in a particular sale.
The Ontario Government has set the rent increase guideline at 1.8% for 2009.
