Saint John, New Brunswick

Saint John, New Brunswick is the largest city in the province and the oldest incorporated city in Canada. Saint John’s Waterfront and Inner Harbour meets the Bay of Fundy. In 2006, population was 68,043. For several decades there has been a continual decline in population. However, this trend is expected to reverse with recent economic growth indications.

Saint John serves as the industrial powerhouse of the Maritime province—it hosts the largest concentration of industry on the Atlantic coast. Irving companies remains a dominant employer with businesses such as eastern North America’s first deepwater oil terminal, a tissue paper plant, a pulp mill and newsprint mill. Other large employers also include Moosehead Brewery and the New Brunswick Power Corporation.

The Inner Harbour of Saint John is an area of cultural, historic, natural and economic resources which presents development opportunities. The waterfront and uptown is a vibrant place of commerce and green space. Citizens have been relocating to the uptown core.

As of June 23, 2008, your REALTOR® will have to ask for identification, as in picture I.D. In June 2007, the federal government approved amendments to regulations under the Proceeds of Crime (Money Laundering)and Terrorist Financing Act (PCMLTFA). The amendments, which come into effect on June 23, 2008, are designed to broaden the scope of record keeping and reporting requirements. This means that real estate salespersons and brokers will have new obligations under the PCMLTFA.

Requirements as of June 23, 2008 will include a receipt of funds record for all transactions regardless of the amount of funds received (unless funds are received from a financial entity or public body). In addition, a client identification record will be required to be completed with respect to every purchase and sale regardless of the existence of a cash deposit. Salespersons and brokers will be required to verify and record the identification of each client involved in a particular sale.
