Conception Bay South is a town with a population of 21,966 (2006 Census), located in Newfoundland and Labrador. The town is located at the southern shore of Conception Bay, just northeast on the Avalon Peninsula. It is also just 20 kilometers from St. John's, Newfoundland and Labrador's capital city. Conception Bay South was formed in 1973 through the amalgamation of nine communities: Topsail, Chamberlains, Manuels, Long Pond, Foxtrap, Kelligrews, Upper Gullies, Lawrence Pond and Seal Cove. It now serves as the third largest population centre in the province.
Conception Bay South is a family-oriented community consisting primarily of single family and single family homes with basement apartments. Residents enjoy one of the best climates in the province with less wind, fog, snow and rain than surrounding areas on the Avalon Peninsula. Conception Bay serves as a summer resort, destination and picnic area for the residents of St. John's.

In June 2007, the federal government approved amendments to regulations under the Proceeds of Crime (Money Laundering)and Terrorist Financing Act (PCMLTFA). The amendments, which come into effect on June 23, 2008, are designed to broaden the scope of record keeping and reporting requirements. This means that real estate salespersons and brokers will have new obligations under the PCMLTFA.
Requirements as of June 23, 2008 will include a receipt of funds record for all transactions regardless of the amount of funds received (unless funds are received from a financial entity or public body). In addition, a client identification record will be required to be completed with respect to every purchase and sale regardless of the existence of a cash deposit. Salespersons and brokers will be required to verify and record the identification of each client involved in a particular sale.
